If you live in Miami Beach homes like those on La Gorce Island or Pinetree Drive you’ve at least heard of The Forge restaurant.  After all, this mainstay has been around for over three decades and remains a popular dining hotspot in the city.  What you may not be aware of is the fact that The Forge is no longer the same place most people remember.

The Forge only recently reopened to the public.  What was it doing closed this whole time?  Completely revamping itself to become something closer to a dining as well as social gathering place, great news if you need somewhere else to hang out near your Miami Beach homes.  Everything from the interior design to the improved sense of space and American cuisine has been refreshed.  Speaking of which, the latter is prepared by Dewey LoSasso, an established name in Miami Beach who also happened to prepare dishes for major household names like Donatella Versace.

The Miami Beach homes of Pinetree Drive are right across the street from The Forge so there’s no reason not to stop by on an evening or weekend to see what’s new and improved.  No matter where you live however, the restaurant and wine bar is in the middle of Miami Beach so you can get there in no time.

As each day goes by, homeowners and nearly anyone who works in real estate waits patiently to see if we're that much closer to reaching the market bottom.  Ever since the market downturn, speculation as to when that would happen has been rampant but the reality is that prices for property like Miami Beach homes have still dropped.  Still, some recent statistics may prove the bottom is closer than we think.

For the first time in three years, the Standard & Poor's/Case-Shiller 20-city home price index managed to post its smallest decline back in January, a good indicator of where things may be headed.  Not entirely surprisingly however, South Florida didn't fare as well as one may have hoped.  Between January of this year and last prices dropped by more than six percent, showing that Miami Beach homes still have a tough road ahead.  Thankfully however, South Florida didn't do as bad as some of its neighbors like Tampa.

On the one hand, market experts claim that property like Miami Beach homes will no longer see huge price plunges.  Then again, others believe that the end of the homebuying tax credit and looming foreclosures will soon make things worse.  Where do you see things going?

If you're among the many people who frequent trade shows, conventions or expos and you live in Miami Beach homes, this year is shaping up to be quite exciting.  A number of various events are taking place in Miami Beach and nearby, some new and some classic mainstays that appear every year.  Which of these will you be attending?

Sailing and boating enthusiasts have two somewhat similar shows they can attend, the first being the very popular Fort Lauderdale International Boat Show to the north of Miami Beach homes in Broward County.  The largest show of its kind in the world kicks off on October 28.  The other event has already come and gone, that event being the Miami International Boat Show.  But since the one in Fort Lauderdale is right around the corner, you'll still be able to get your boating “fix” later this year.

Speaking of Miami Beach homes, the Home Design and Remodeling Show is also a longtime favorite and it happens to take place twice a year, once in Miami Beach and once in Fort Lauderdale.  The one held at the Miami Beach Convention Center boasts 800 exhibitors, 100 more than its Fort Lauderdale counterpart.  If you're looking for some new creative ideas and didn't make it to the first one held last month, definitely schedule some time to check out the Fort Lauderdale one starting on the 25th of this month.

Last month West Palm Beach saw a surge of South Floridians descend upon the city in order to attend the extremely popular Neighborhood Assistance Corporation of America's (NACA) mortgage modification marathon that was taking place.  Perhaps you're among the many owning Miami Beach homes who are seeking mortgage modification assistance but failed to attend the event for whatever reason, thankfully you're in luck.

NACA is making another trip to South Florida next month.  Best of all, you won't need to make the long journey from Miami-Dade County up to Palm Beach as this time the event will be taking place at the Miami Beach Convention Center so it's quite feasible you'll be able to simply walk from your Miami Beach homes to the event and still make it on time to secure a sit-down with someone.

Speaking with a NACA lender representative can mean a reduction of your mortgage loan interest or principal forbearance.  More recently, some lenders have even begun offering principal forgiveness.  The marathon kicks off on April 15th and continues for 24 hours.  Don't miss out on another chance to hold onto your precious Miami Beach homes, schedule some time to try and work out a potential new mortgage payment solution.

Last Friday we discussed the Obama administration's mortgage modification efforts and the fact that its good intentions were not exactly translating into much relief for owners of properties like Miami Beach homes.  It seems like the bigwigs overseeing these foreclosure prevention efforts caught on to this quickly and announced some tweaks on Friday that may be more effective.

If your lender is participating in the Making Home Affordable program and you happen to be unemployed, you'll have some degree of relief for about three to six months as the lender will be required to cut down the monthly payment for your Miami Beach homes.  However, you must be able to show proof of unemployment insurance and you must not have missed more than three mortgage payments if you wish to qualify.

Some people may already be part of the government program and have received a mortgage modification.  If you happen to be one of those people you can still get a reduction on the principal for your Miami Beach homes as lenders must retroactively consider cutting down the mortgage balance by the same amount that would have been forgiven using the new approach.  Keep in mind however that in most cases any loan refinancing may negatively affect your credit as you're essentially not paying off the total balance on your original mortgage loan.
