Are you considering investing in a new appliance as an upgrade or to improve the energy efficiency of your Miami Beach homes?  Perhaps you’re aware of the state’s energy Star appliance rebate.  If not, you may be losing valuable time.  On Friday the program was launched and already the funds set aside for the rebate have dwindled.

Should you purchase an Energy Star certified appliance for your Miami Beach homes, you’ll be entitled to twenty percent of the purchase price, plus $75 per appliance for recycling whatever old appliance you’ll be replacing.  The appliances eligible for the rebate include refrigerators, dishwashers, clothes washers, single-room air conditioners and tankless gas water heaters, dryers do not qualify.  If you’re moving into a new home on Miami Beach, the rebate could save you a significant amount of money.

The state rebate program runs until the 25th but it’s strongly recommended that you at least consider adding yourself to the waiting list.  Funds have already dried up unfortunately but there’s still a possibility you may have an additional $1,200 in your pocket you can apply toward your Miami Beach homes if you join the waiting list.

If you have a fairly basic tax return and are still going to a traditional tax preparation office to get them done, consider doing them online instead.  Besides cutting down on paper you can receive a refund much quicker by filing electronically, allowing you to use that money towards your Miami Beach homes mortgage, bills or something else entirely.

Assuming you’ve been reading up on the daily happenings of real estate in South Florida, you’ve likely heard about a looming wave of foreclosures that will happen any day now, perhaps once homeowners who’ve had their loans for Miami Beach homes modified find they still can’t make those monthly payments.  Sadly we cannot predict the future and prepare for it but at least for now, there’s some good news to report when it comes to the foreclosure problem here in South Florida.

The first quarter of this year saw foreclosure filings tumble by just over twenty percent compared to 2009.  That drop follows the seven, nineteen and twenty percent drop in foreclosure filings during January, February and March respectively.  For once, words like Miami Beach homes and foreclosure can be used in the same sentence without some bad news attached.

For largely the same reasons that have accounted for increases in the sale of Miami Beach homes as of late, government relief efforts plus those aforementioned modified mortgages seem to actually be keeping more people in their home.  Will this trend continue throughout the rest of 2010?

If you live in Miami Beach homes like those on La Gorce Island or Pinetree Drive you’ve at least heard of The Forge restaurant.  After all, this mainstay has been around for over three decades and remains a popular dining hotspot in the city.  What you may not be aware of is the fact that The Forge is no longer the same place most people remember.

The Forge only recently reopened to the public.  What was it doing closed this whole time?  Completely revamping itself to become something closer to a dining as well as social gathering place, great news if you need somewhere else to hang out near your Miami Beach homes.  Everything from the interior design to the improved sense of space and American cuisine has been refreshed.  Speaking of which, the latter is prepared by Dewey LoSasso, an established name in Miami Beach who also happened to prepare dishes for major household names like Donatella Versace.

The Miami Beach homes of Pinetree Drive are right across the street from The Forge so there’s no reason not to stop by on an evening or weekend to see what’s new and improved.  No matter where you live however, the restaurant and wine bar is in the middle of Miami Beach so you can get there in no time.
